It’s surprising how often I meet people—ordinary individuals who’ve worked hard, saved carefully, and built up enough wealth to need some tax planning—who haven’t come across the Residence Nil Rate Band (RNRB) or aren’t sure how to make the most of Business Property Relief (BPR) or Agricultural Property Relief (APR).

These aren’t obscure technicalities reserved for the ultra-wealthy. They’re important tools that can make a real difference to families trying to pass on their assets in a tax-efficient way. Yet they’re frequently underused or misunderstood.

The RNRB, for example, can add up to £175,000 to your inheritance tax-free allowance when passing on your home to direct descendants. But it comes with conditions and if those aren’t met, the relief can be lost entirely.

BPR and APR are equally powerful. They can offer up to 100% relief on qualifying business or agricultural assets, helping to preserve family businesses and farms across generations. But the rules are nuanced. The business must be actively trading, not just holding investments. Agricultural land must be in genuine use. And timing matters, especially when gifting or restructuring.

Surplus income giving is another way to dispose of substantial sums as the amount is uncapped, but there are procedures that need to be followed for it to be effective.

The real issue is that many people simply don’t know these reliefs exist or assume they don’t apply to them. And once the opportunity is missed, it’s often too late to fix.

That’s why Inheritance Tax and estate planning shouldn’t be left until the last minute. It’s not just about saving tax—it’s about protecting your legacy, supporting your loved ones and making sure your wishes are carried out.
